Before a file goes anywhere, the question isn’t “what do I want to say,” it’s “what is this lender actually going to ask, in what order, and what happens if the answer isn’t there.”

That shift — evaluating a file the way the person deciding on it will — is what separated the files that closed from the files that stalled across 15 years of brokering business purpose loans. It’s not a theory. It’s the pattern that showed up, deal after deal, once you started paying attention to it.
